380 serviced-apartment keys above eight floors of office and retail. 55,000 m² gross floor area, central chilled-water plant, centralised hot water, eight traction lifts, 8,800 MWh of electricity a year on Medium Voltage General.

Recovered energy by pathway. Total 279 MWh/yr — 3.2% of the tower's electricity, and 206 tCO₂e at the Peninsular grid emission factor of 0.740 kgCO₂e/kWh. The distribution is the point: thermal recovery carries the volume, lift regeneration carries the timing.

Where the money actually comes from. Seventy per cent of the operating saving is demand charge the building never incurs. This is why HERS is sold as one integrated system rather than three separate retrofits — the recovery pathways make the storage worth installing, and the storage makes the recovery worth paying for.

How these numbers were produced

Every figure on this page is a design estimate for a defined reference building, not a measured result from an installed system. They are published so they can be checked.

  • Hydraulic output from P = ρgQHη at average design flow; 0.60 overall efficiency on potable downfeed, 0.55 on gravity drainage lines.
  • Lift regeneration at 30% of lift drive energy, within the 20–40% range reported for four-quadrant drives under intensive duty; lift energy taken as 10% of common-area consumption.
  • Thermal recovery assumes 70% of a 22 m³/day domestic hot water load at 29→55 °C is met by condenser heat, displacing electric resistance heating; chiller uplift at 2.5% for a 1.5 K reduction in condensing temperature.
  • Carbon at 0.740 kgCO₂e/kWh — Peninsular Malaysia grid emission factor, 2024 provisional, Suruhanjaya Tenaga.
  • Tariff at Medium Voltage General under RP4: energy 29.83 sen/kWh, capacity RM29.43/kW, network RM59.84/kW, AFA taken at 3.59 sen/kWh. AFA is reviewed monthly and will move.
  • Building energy intensity of 160 kWh/m²/yr and a 1,500 kW maximum demand are assumptions of the reference model. Real buildings differ by a wide margin, which is why the first stage of any engagement is measurement.
